    It’s going to take quite a while to work through the retail real estate excesses. The retail square footage per capita is unsustainable, and retailers are discovering, like GM and Chrysler, that too many outlets only end up creating internal competition. Over time, I suspect that much of this excess capacity, especially ghostboxes and dead malls, is going to have to be redeveloped into other uses.
